Brandon, MS Real Estate Market Update – May 2026

If you’ve been wondering what’s happening in the Brandon, MS real estate market, the latest numbers show a market that continues to offer opportunities for both buyers and sellers.

Home prices remain strong, inventory has increased, and homes are still moving at a healthy pace compared to last year. Whether you’re thinking about buying, selling, or simply keeping an eye on your home’s value, understanding these trends can help you make informed decisions.

Brandon Home Prices Continue to Climb

The average sales price in Brandon reached $350,159 in May 2026, up from $317,350 in May 2025. That’s an increase of more than 10% year over year.

Looking at the year-to-date numbers, the average sales price is $343,756, compared to $317,591 during the same period last year.

What does that mean for homeowners?

For many Brandon homeowners, rising prices have likely increased home equity over the past year. While every property is different, strong appreciation continues to be one of the defining characteristics of the Brandon housing market.

More Homes Are Available for Buyers

One of the biggest changes we’ve seen over the past year is the increase in available inventory.

Active listings increased from 311 homes in May 2025 to 339 homes in May 2026.

Year-to-date, active listings have risen from 934 homes to 970 homes.

For buyers, this is welcome news. More inventory means more choices, less pressure to make rushed decisions, and potentially more opportunities to negotiate favorable terms.

For sellers, increased competition means pricing and presentation matter more than ever. Buyers today have options, so homes that are priced appropriately and show well tend to attract the most attention.

Homes Are Taking Slightly Longer to Sell

The average days on market increased from 50 days in May 2025 to 55 days in May 2026.

However, the year-to-date trend actually shows improvement. Average days on market have decreased from 64 days in 2025 to 58 days in 2026.

In other words, while some homes are taking a little longer to sell compared to last May, the overall market remains healthy and active.

Closed Sales Are Slightly Lower

Brandon recorded 105 sold listings in May 2026, compared to 130 sold listings in May 2025.

Year-to-date sales are relatively stable, with 448 homes sold in 2026 compared to 452 homes sold during the same period in 2025.

While transaction volume has softened slightly, demand remains steady, especially for well-maintained homes in desirable neighborhoods and school districts.

What This Means for Buyers

If you’re considering buying a home in Brandon, the current market may provide more opportunities than we’ve seen in recent years.

Buyers are benefiting from:

  • More homes to choose from
  • Less competition than during peak market years
  • More time to evaluate options
  • Continued stability in the local market

While interest rates remain an important factor, increased inventory can help offset some of the challenges buyers have faced over the past few years.

What This Means for Sellers

If you’re considering selling your Brandon home, strong pricing continues to work in your favor.

However, today’s market rewards preparation and strategy.

The sellers seeing the best results are:

  • Pricing their homes accurately from the beginning
  • Completing minor repairs before listing
  • Presenting their homes well with professional photography
  • Working with an experienced local agent who understands current buyer expectations

The good news is that demand remains healthy, and well-positioned homes continue to attract serious buyers.
