Central Mississippi Real Estate Market Update – May 2026: More Inventory, Rising Home Prices, and a Balanced Market

If you’ve been wondering whether it’s a good time to buy or sell a home in Central Mississippi, the latest housing market data provides some encouraging insight.

The market continues to normalize after several years of rapid change. Inventory is increasing, home prices continue to appreciate, and buyers have more choices than they did a year ago. At the same time, sellers who price their homes correctly are still seeing strong demand.

More Homes Are Available Across Central Mississippi

One of the biggest stories this month is the continued increase in available inventory.

Active listings rose from 2,213 homes in May 2025 to 2,332 homes in May 2026, an increase of more than 5%.

Year-to-date inventory also climbed from 5,631 active listings to 5,950.

This is welcome news for buyers who have struggled with limited choices over the past several years. A larger selection of homes allows buyers to compare more properties, make more informed decisions, and, in some cases, negotiate more favorable terms.

For sellers, the increase in inventory means preparation matters more than ever. Homes that are well-priced and professionally marketed continue to stand out in a more competitive environment.

Home Prices Continue to Climb

Despite more homes coming on the market, home values remain strong throughout Central Mississippi.

The average sales price increased from $294,064 in May 2025 to $318,543 in May 2026, an increase of approximately 8%.

Year-to-date, the average sales price has risen from $283,934 to $295,356.

For homeowners, this continued appreciation means many have gained additional equity over the past year. While every neighborhood is different, the overall trend remains positive across much of the region.

Homes Are Taking About the Same Amount of Time to Sell

The average days on market increased only slightly from 65 days in May 2025 to 67 days in May 2026.

Looking at the year-to-date numbers, homes are actually selling a little faster overall, improving from 73 days to 72 days.

This suggests the market remains healthy. Buyers have gained a little more time to evaluate their options, but well-priced homes continue to attract attention relatively quickly.

Sales Activity Remains Strong

Closed sales dipped slightly in May, with 565 homes sold compared to 607 last May.

However, the year-to-date numbers tell a different story.

A total of 2,352 homes have sold in 2026, compared to 2,312 during the same period in 2025.

That increase shows that buyer demand remains steady despite higher mortgage rates and a growing supply of available homes.

What This Means for Buyers

If you’re shopping for a home in Central Mississippi, today’s market offers more opportunities than we’ve seen in several years.

Current conditions include:

  • More homes available to choose from
  • Continued stability in home values
  • A more balanced negotiating environment
  • Less urgency than during the highly competitive markets of previous years

Preparation is still important, but buyers generally have more flexibility than they did just a few years ago.
