Clinton, MS Real Estate Market Update – May 2026

If you’re wondering what’s happening in the Clinton, MS real estate market, the latest numbers reveal a market that continues to favor well-prepared sellers while still creating opportunities for buyers.

Home prices have increased significantly compared to last year, inventory remains limited, and homes are selling much faster than they were a year ago. Whether you’re considering buying, selling, or simply keeping track of your home’s value, understanding these trends can help you make more informed decisions.

Home Prices Continue to Rise in Clinton

One of the biggest stories in the Clinton housing market is the continued increase in home values.

The average sales price reached $350,662 in May 2026, compared to $294,343 in May 2025. That’s an increase of nearly 19% year over year.

Looking at the year-to-date numbers, the average sales price is $295,535, compared to $281,813 during the same period in 2025.

For homeowners, this is encouraging news. Rising home values have helped many property owners build equity, and strong demand continues to support pricing throughout much of the Clinton market.

Inventory Remains Limited

Unlike some surrounding markets that have seen inventory growth, Clinton currently has fewer homes available than this time last year.

Active listings declined from 103 homes in May 2025 to 93 homes in May 2026.

Year-to-date inventory remains virtually unchanged, with 260 active listings in 2026 compared to 261 during the same period in 2025.

A limited supply of homes can create additional competition among buyers, especially for well-maintained properties that are priced appropriately.

For sellers, lower inventory means fewer competing homes on the market and a greater opportunity to stand out.

Homes Are Selling Much Faster Than Last Year

One of the most notable changes in this month’s report is how quickly homes are selling.

The average days on market dropped from 93 days in May 2025 to 55 days in May 2026.

This significant improvement suggests that buyers remain active and motivated despite ongoing affordability challenges.

While year-to-date average days on market increased slightly from 88 days to 91 days, the strong May performance indicates increased buyer activity heading into the summer season.

Sales Activity Remains Steady

Closed sales increased from 23 homes sold in May 2025 to 26 homes sold in May 2026.

Year-to-date sales are slightly lower, with 110 homes sold in 2026 compared to 118 during the same period in 2025.

While transaction volume has softened somewhat this year, the market remains active overall, particularly for homes that are well-prepared and priced appropriately.

What This Means for Buyers

If you’re considering purchasing a home in Clinton, it’s important to be prepared when the right property becomes available.

Current market conditions suggest:

  • Inventory remains limited
  • Desirable homes may receive strong interest
  • Well-priced homes are selling faster than last year
  • Local home values continue to appreciate

Working with a knowledgeable local agent can help buyers stay informed about new listings and market opportunities as they become available.

What This Means for Sellers

For homeowners considering selling, the current market conditions remain favorable.

Strong home values, limited inventory, and faster sales activity create a positive environment for many sellers.

However, today’s buyers are still price-conscious. The homes receiving the most attention are typically those that:

  • Show well
  • Have been properly maintained
  • Are professionally marketed
  • Are priced in line with current market conditions

The combination of rising values and limited competition continues to create opportunities for homeowners who are considering making a move.
