Homes Are Taking Slightly Longer to Sell

The average days on market increased from 46 days in May 2025 to 57 days in May 2026.

Year-to-date, the average has also increased slightly from 56 days to 59 days.

While homes are taking a little longer to sell than they did a year ago, these timelines are still considered healthy for today’s market.

The additional time gives buyers more opportunities to compare homes and make informed decisions rather than feeling rushed.

Sales Activity Shows Mixed Results

Pearl recorded 41 closed sales in May 2026, compared to 51 during May 2025.

However, the broader picture tells a different story.

Year-to-date, 199 homes have sold in 2026, compared to 156 during the same period in 2025.

That suggests buyer demand has remained strong overall despite a slower month in May.

As inventory has increased, buyers have gained more choices while maintaining steady activity throughout much of the year.

Today’s Pearl market offers buyers more flexibility than we’ve seen in recent years.

Current conditions include:
